This Indenture Made this 23rd day of December A. D. 1907, between Rose M. Wood and Charles W. Wood, her husband, of Woods County, in Oklahoma, of the first part, and ABE LANTZ of the second part.
WITNESSETH, The said parties of the first part, in consideration of the sum of Fifteen Hundred and No/100 Dollars, the receipt whereof is hereby acknowledged do by these presents grant, bargain, sell and convey unto said party of the second part his heirs and assigns all of the following described Real Estate, situated in the County of Monroe and State of Mississippi, to Wit:- The North half of the North West quarter and the North half of the South East quarter of the North West quarter, all in section Twenty-one (21), Township Fourteen (14), Range Seven (7), containing in all One Hundred (100) acres, mor or less, according to the Survey thereof.
TO HAVE AND TO HOLD THE SAME, Together and with all and singular the tenements, hereditaments and appurtenances thereunto belonging or in any wise appertaining forever.
And said Rose M. Wood and Charles W. Wood, her husband, for themselves, their heirs executors or administrators, do hereby covenant, promise and agree to and with said party of the second part, that at the delivery of these presents they are lawfully seized in their own right of an absolute and indefeasible estate of inheritance, in fee simple, of and from all former and other grants, titles, charges, estates, judgments, taxes, assessments and incumbrances, of what nature of kind soever., and that they will warrant and forever defend the same unto said party of the second part his heirs and assigns against said parties of the first part their heirs, and all and every person or persons whomsoever lawfully claiming or to claim the same.
In witness whereof, The said parties of the first part have hereunto set their hands the day and year first above written.

Before me, a notary public, in and for said County and state on this 23rd day of December 1907 personally appeared Rose M. Wood and Charles W. Wood her husband, to me known to be the identical persons who executed the within and foregoing instrument, and acknowledged to me that they signed & delivered & executed the same as their free and voluntary act and deed and for the uses and purposes therein set forth.
